What is contained in the explication

The information that the explication contains is for reference only. She accompanies project architectural documentation, i.e. is an attachment to the graphic part of the project of the layout of a house, apartment, any residential or non-residential building. In some cases, the explication is included in an explanatory note, a legally binding document drawn up in the form of an attachment in accordance with GOST 21.501-93SPDS "Rules for the implementation of architectural and construction drawings."

The explication attached to the apartment plan or to the floor plan of a house contains information about each room displayed on this plan: its purpose and area. It also contains information on the total area of the premises, divided into residential and non-residential, which takes into account the area of utility rooms, excluding the area of balconies, verandas, loggias and unheated storage rooms.

In addition, the explication also indicates the technical characteristics of the house or apartment:

- material from which external and internal walls and partitions are made, its parameters and characteristics;

- the material from which the window frames are made, the number of bindings and the type of painting;

- information about the interior decoration of ceilings, walls and floors;

- information about internal communication systems - wiring, source and type of fuel used for heating, gas and water supply.

Where explication may be required

Of course, explication is an obligatory part of any architectural and planning documentation. Each architectural project contains all the necessary explanations, designed as explanatory inscriptions and tables directly on the drawings or as part of an explanatory note. When buying an apartment, its plan with explication will help you get a clear idea of the premises, without even examining it.

Explication of the premises of the apartment is necessary if you have decided to make or have already made a redevelopment and are going to get permission for this from the relevant regulatory authorities. Without such permission, you simply cannot subsequently carry out any transactions with the apartment - neither sell it, nor donate it. Changes in the layout of the apartment, drawn up with the appropriate permission, must be made in its technical passport, the annex to which is the plan with the explication. The production of a new technical passport with the changes made will need to be ordered at the territorial BTI, having paid for this service in accordance with the approved prices. The term for producing a new passport is 1 month, it will be considered valid for 3 years.
